Renovation Contractor KL for Condos, Apartments & Landed Homes
My Reno Service renovates condos, apartments and landed homes across Kuala Lumpur, from a single bathroom or kitchen to a full home. Renovation in KL comes with its own quirks, and the building often shapes the job as much as the brief does: lift access, management approvals, parking and the state of older wet areas can all change the scope and the price.
We are a CIDB-registered (Grade G2) renovation contractor based in Petaling Jaya, working on homes across Kuala Lumpur. This page covers what we check for KL properties and what to look for in any renovation contractor before you compare quotes.

What to Check Before Hiring a Renovation Contractor in KL
Most homeowners ask friends, read forum threads and collect a few quotes. That works better when you know what to check. These four points apply to any contractor you speak to, including us.
CIDB registration
Ask for the registration number and check it yourself. Roomah Builders, which runs My Reno Service, is CIDB Grade G2 (registration 0120250924-SL161239). You can see the CIDB profile here.
Recent KL projects
Ask to see similar work nearby. Our completed jobs include a full renovation in Sri Hartamas, a bathroom in TTDI and roof repairs in Taman Duta.
An itemised quote
Compare quotes line by line. A cheaper quote may look good at first, but it might leave out hacking, disposal, waterproofing, electrical points or condo management requirements.
Independent reviews
Reviews on Google are harder to curate than quotes on a contractor's own website. We're rated 5.0 from 15 Google reviews.
What Changes the Scope in KL
The building often matters as much as the floor area. A condo in KLCC, Mont Kiara or Bangsar usually comes with management approvals, lift protection and set working hours, while an older landed house may hide tired wiring, worn waterproofing or a yard that needs rethinking. The table shows what to pin down for each type of job.
| Renovation Type | KL Planning Issue | What to Clarify |
|---|---|---|
| Condo renovation | Management rules, lift access, material movement and working-hour restrictions. | Confirm renovation scope, access, protection requirements, wet works and built-in carpentry early. |
| Terrace house renovation | Ground-floor flow, kitchen-yard connection, stair area, bathrooms and family storage. | Clarify layout changes, wet kitchen or dry kitchen needs, plumbing, wiring and storage zones. |
| Kitchen renovation | Cabinet length, appliances, plumbing points, electrical points and workflow. | Decide whether the project covers wet kitchen, dry kitchen, cabinets, countertops, tiles or appliances. |
| Bathroom renovation | Waterproofing, drainage, tile condition, ventilation and plumbing. | Check whether the work is a surface refresh or a more complete wet-area renovation. |
Renovation Planning by KL Property Type
A serviced apartment, an older condo and a terrace house can need very different work, even on a similar budget. Access, wet works, deliveries and storage all change with the property type.
Condos and apartments
KL condos often need careful planning for lift use, management forms, working hours, floor protection, built-in storage, compact kitchens and bathroom upgrades. Access rules can affect both timing and quote assumptions.
Terrace and landed homes
Landed homes may involve wider kitchen, yard, bathroom, ceiling, wiring and storage scope. In older houses, it's worth checking the wet areas, old finishes and any planned layout changes before pricing, so the quote reflects what's actually there.
Full home renovation
With a full renovation, the order of work matters. Flooring, ceiling, lighting, carpentry, wet works and painting depend on one another, so it helps to plan them as one job and then price them room by room.
For broader planning, see renovation Malaysia and the renovation quotation guide. For room-specific planning, see our kitchen renovation KL and bathroom renovation KL guides. If you are hiring for one room only, see bathroom renovation contractor KL or kitchen renovation contractor KL, and check the KL & Selangor renovation pricing study to see how far quotes for the same job can differ.

One renovation, decided together
The homes that feel most finished are usually the ones where flooring, lighting and storage were planned as one project, then priced room by room, instead of each area competing for its own budget.
What to Prepare Before Requesting a KL Renovation Quote
A specific brief is easier to price than an address and an inspiration photo. These six details cover most of what a contractor needs for a first quote.
1. Property location and type
Share whether the property is a condo, apartment, terrace house or landed home, plus the Kuala Lumpur area. Access, management rules and property age can affect scope.
2. Rooms involved
List whether the project includes kitchen, bathroom, living room, bedrooms, storage, flooring, ceiling, balcony, yard or the full home. This makes the renovation scope less vague.
3. Wet-area condition
Note leaks, old tiles, poor drainage, damaged cabinets, water marks or bathroom odours. Wet areas can change pricing when waterproofing, plumbing or hacking is needed.
4. Lighting and power needs
List air-conditioning points, water heater needs, kitchen appliances, study areas, cabinet lighting and additional sockets. Electrical assumptions can change quote details.
5. Carpentry and storage
Clarify whether built-ins include kitchen cabinets, wardrobes, TV panels, shoe cabinets, study desks or pantry storage. Carpentry assumptions often affect renovation quotes significantly.
6. Budget range and timeline
Use a starting budget band such as Below RM20k, RM20k–RM50k, RM50k–RM100k, RM100k+ or Not Sure, then share your preferred renovation timing.
Three Common KL Renovation Scenarios
An older condo bathroom that keeps leaking
In many older condos, a complaint from the unit below is what starts it. Retiling over the top rarely solves the leak. The usual fix is hacking back to the slab, redoing the waterproofing and replacing the floor trap, which often puts the job around RM13k–RM25k, with management approval and set working hours on top.
A terrace house kitchen that's run out of space
Older terrace houses in areas like Cheras or Kepong often have a small wet kitchen and a yard that's barely used. Many owners extend into the yard or split the kitchen into wet and dry zones, which brings in plumbing, wiring and new cabinets. A project like this commonly lands in the RM35k–RM80k mid-range.
A newly bought condo before moving in
A recently purchased unit may only need paint, lighting, built-in wardrobes and a kitchen update, with no hacking at all. Most of the planning then goes into the management side: renovation forms, a deposit, lift booking and loading bay times. Without wet works, most of the budget goes to carpentry and finishes.

Renovation FAQs for Kuala Lumpur Homeowners
What should I prepare before requesting a renovation quote in KL?
Start with the type of renovation, the property location, a rough budget range and your preferred timeline. In KL, photos, management rules, lift access, parking limits and known issues such as leaks or old wiring also make the first quote more accurate.
Is condo renovation in Kuala Lumpur different from landed home renovation?
Yes. Condo renovation in Kuala Lumpur often involves management approval, lift protection, loading bay access and working-hour rules. Landed home renovation may allow more flexibility, but can involve larger kitchens, yards, bathrooms, wiring, plumbing and storage scope. Both need clear room-by-room planning before quotes are compared. The management approval step comes from the Strata Management Act 2013, which applies to strata properties across Kuala Lumpur.
How do I compare KL renovation contractor quotes?
Compare Kuala Lumpur renovation quotes by checking whether each quote includes the same scope: hacking, disposal, waterproofing, plumbing, wiring, flooring, lighting, carpentry, painting and material assumptions. A cheaper quote may exclude important preparation or wet-area work, so compare inclusions before comparing total price.
What renovation work is common in KL homes?
Common KL renovation services include kitchen upgrades, bathroom renovation, built-in storage, flooring, lighting, ceiling work, painting, electrical points, plumbing checks and full home layout improvements. Condos may focus more on compact storage and access planning, while landed house renovation in KL often involves wider kitchen, yard and bathroom scope.
Do I need exact measurements before asking for a KL renovation quote?
No. You can start with rough details, photos, property location, renovation type, estimated budget range and timeline. Exact measurements become more important later when built-in carpentry, kitchen cabinets, wardrobes, countertops, flooring quantities and detailed material choices are being confirmed.
How much does renovation cost in KL?
As a broad guide, a KL bathroom renovation commonly runs RM8k–RM13k for lighter updates and RM13k–RM25k for a standard renovation with new waterproofing, rising to RM35k+ for deeper rebuilds. Kitchens often start around RM15k–RM35k for smaller updates, with mid-range projects at RM35k–RM80k. A full condo renovation can range from RM30k–RM150k+, and a full landed home from RM80k–RM300k+. See the KL kitchen and KL bathroom cost guides for the breakdown.
